We realize you’re coming to New Orleans to have a good time and we want to keep the house rules as clear and straightforward as possible. Please read them to make sure you understand our expectations and to avoid any surprises. Our properties are located in a residential area and out of respect for all of our neighbors we have specific guidelines related to noise, parking, and events (all outlined below). By confirming your booking and making a payment, you are agreeing to all terms outlined below.

As the primary tenant(s) you agree to abide by all rules, regulations, and guidelines set forth in this document and take responsibility for the actions of all individuals on premises during your stay. You also understand and accept that you are entering into an agreement with Maison d’Or, LLC for use of the property at Royal st, New Orleans, Louisiana, 70116 or Maison de la Piscine for the dates reserved online.

If you have any questions, don’t hesitate to let us know before confirming your reservation.

1.  CHECK IN AND CHECK OUTS:

Check in after 4 pm. Check out before 11 am.
Nothing is required upon checkout other than a general tidiness of the property.
Housekeeping will take care of stripping linens, dishes etc.Please make sure you have all of your belongings as we can mail items back (at your expense) but we cannot guarantee how fast we can make it to the post office.

2. PAYMENTS

To make things easy for our guests, we can accept direct bookings or through third party sites (e.g. Airbnb, VRBO, Bookings.com). The payment terms and details may differ depending on booking source, so please refer to each platform for specifics.  In the event there is any ambiguity, this agreement will default to the stricter payment terms and requirements.

1. 1. Third Party Sites: Payment for reservations made through third party sites (e.g. Airbnb, VRBO, Bookings.com) will be handled according to the policies and schedules of the given platform.  
   2. Direct Bookings:  Payment can be  made online through credit card via a link provided at time of reservation confirmation.  The balance of rent is due sixty (60) days before your arrival date to confirm your booking.  If the balance is not received at least sixty (60) days prior to arrival, you will forfeit your reservation and the space may be opened up for another group – with no refunds of any payments previously made.

3. CANCELATION AND REFUND POLICY (STRICT)

• To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in
• If cancelation is 14 or more days before check-in but not within 48 hours of booking. 50 % will be refunded.
• If cancelation is between 7 and 14 days before check-in and within 48 hours of booking, you’ll be paid 50% will be refunded.
• If they cancelation is 7 days before check in, there will be no refund

WEATHER CONDITIONS: No refunds will be given for storms or cancelled flights.  Severe wind and rain do occur in the Greater New Orleans area, so you may want to consider purchasing travel insurance (e.g. www.insuremytrip.com) that protects against inclement weather.

4. CHILDREN

Children are welcome on the Premises; however, it is the Lessee’s responsibility to see that they are supervised at all times.

Maison De La Piscine
Not suitable for children.

5. PETS

Only registered service animals with registered paper work are allowed on the properties. Pets are not allowed on the premises. Proof of registration of paper work should be available for inspection.

6. PARKING

Maison D’Or
Please note that we do not provide parking, and due to the high activity in the French Quarter, we cannot guarantee the availability of free parking. Non-residents parking on the streets may be subject to ticketing.

To avoid fines, be mindful not to park within 20 feet of stop signs or obstruct driveways and fire hydrants. Free parking is available on Esplanade Avenue, one block from the property; however, you may need to circle the area to find a spot.

For additional parking options, consider using the SpotHero app, which allows you to search, filter, and reserve paid parking spots in the city.

There are also paid parking lots within a few blocks of the property:

• Public Parking Lot: 2135 Decatur St. (Located at the corner of Elysian Fields and Decatur St.)
• Farmers Market Parking Lot: Approximately three blocks away. Please note that availability is not guaranteed.

We recommend planning ahead to ensure a convenient parking experience.

There is generally plenty of street parking.

7. POOL

Property at Maison D’La Piscine has a non heated pool  – which if used improperly or unsafely can pose a serious risk to all guests.  You agree to follow standard safety procedures and all instructions. You also agree that no glassware is allowed near the pool and that you must use only plastic cups when near or in the pool.  If glass is found in the pool after your stay a minimum $500 fee will apply. Every guest must sign a separate additional Pool Waiver, regardless if they use the swimming pool or not.

10. NO SMOKING. NO VAPING. NO DRUGS. NO WEAPONS. ALCOHOL

Smoking and vaping are permitted outdoors only. No smoking or vaping is allowed indoors an any time. If evidence of smoking or vaping anywhere inside is found, the person who made the reservation will have their credit card charged an additional $250 cleaning fee per event. Anyone smoking or vaping inside may be evicted without refund.

ALCOHOL: Lessee shall not violate any city ordinance or state law in or about said Premises, including, but not limited to, laws relating to the minimum age for alcohol consumption.

11. NOISE

Maison D’Or
Due to the activity of the area, the front bedroom may experience street noise, for this reason earplugs are provided for light sleepers.

Maison De La Piscine
The house is in a residential neighborhood and we do our best to be respectful of our neighbors. As such, we do not allow any outdoor music or any other loud noise between the hours of 9:00pm and 9:00am Central time.

12. PARTIES AND EVENTS

There shall not be any house parties, weddings, receptions, or other events on the premises without express, prior written approval and acceptance of a signed event contract with an additional purchase of event insurance.  If you violate this rule, you will face immediate eviction and loss of all rental payments as well as the security deposit.

13. ACCESS TO MAINTENANCE

Maison D’Or
Though we do our best to plan any repair, maintenance, renovation, or restoration work when we don’t have guests  occasionally, through events out of our control, the property must be shut down and taken offline.  As a result, in rare circumstances, your reservation may need to be cancelled and/or adjusted to accommodate such work.  Whenever possible, we will give you as much advance notice as we can, and in the event that we do cancel your reservation will offer a full refund of any fees paid.  That said, we are not responsible for any charges, fees, or other costs that result due to such a cancellation – including those to 3rd party vendors or airlines. We encourage you to investigate purchasing event or travel insurance to cover such circumstances.

In addition to the paragraph above, due to the size of the large property, there might be a occasional maintenance preformed on the the premises. We will respect your privacy.

14. LAUNDRY

Owner has full access to the laundry room.

15. SPECIAL NEEDS

Historic home built in the 1850s, and is not ADA compliant.  All the guest rooms are on the ground floor, which is accessed by 5 steps. The Courtyard Suite has 3 steps that lead from the bedroom to the suite’s kitchenette and bathroom.  There are no wheelchair ramps, shower bars, or other assistive devices

16. DECORATIONS

Altering or customizing any part of the Premises is not permitted without written consent of the owner. No material may be attached, affixed, floated, tacked, stapled or taped on the walls, doors, windows or any part of the interior or exterior. No confetti, bird seeds or rice is allowed to be thrown on the Premises.

17. NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS

 The owners of the property at Maison d’Or, LLC and Maison De La Piscine do not assume liability for the loss, theft, damage, or injury (or death) to persons or their personal property. Tenant(s) agree to indemnify and hold the owners and their representatives harmless for any liabilities, including owner’s negligence, theft, damage, cost, or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with tenant’s use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss. 

HOLD HARMLESS AND INDEMNIFICATION
Lessee agrees to hold harmless and indemnify Lessor, Lessor’s agents, employees, partners, members, heirs and anyone else acting on Lessor’s behalf, from any and all claims, lawsuits, causes of action, damages, judgments, attorney’s fees and court costs, any other liabilities whether asserted at law or in equity, that arise out of or relate in any way to the acts or omissions of Lessee, Lessee’s agents, independent contractors, service providers, quests and/or anyone else acting on behalf of Lessee or the Event, whether or not such actions or omissions occur with Lessee’s consent. It is the intent of this paragraph that Lessee is fully responsible for any damages that relate to or result from Lessee’s use of the Premises for the Event.
GOVERNING LAW
This Agreement is governed by the laws of the State of Louisiana, and nothing contained herein shall be construed as waiving or limiting any and all of Lessor’s rights under the Laws of the State of Louisiana.
DISPUTES
If any legal action is necessary to enforce the terms of this contract, the prevailing party shall be entitled to reasonable attorney’s fees and costs in addition to any other relief to which the party may be entitled. The parties agree that the venue for any action related to this contract shall be Orleans Parish, Louisiana.
ACKNOWLEDGEMENT
Lessee acknowledges that he/she has read and understood all of the terms and agrees to abide by them. Lessee further acknowledges and represents that, as required, he/she will advise all attendees of the rules contained in herein.

18. CLEANING AND HOUSEHOLD SUPPLIES

Tenant(s) agree to keep the property clean and safe throughout the duration of their stay. The house will come with an initial supply of one-time linen-towels set up, cookware, glassware, dishes, hand soap, dishwashing detergent, laundry detergent, paper towels, toilet paper, and garbage bags. Additionally a variety of spices and cooking ingredients may be available for tenant’s use. All other household and cooking supplies needed shall be the responsibility of the tenant.

Maison D’Or does not give or sell to anyone any information we collect on our site.

We sometimes use data collection devices such as “cookies” on certain pages of the Site to measure effectiveness and safety. A “cookie” is a small file that gets placed on your harddrive that helps us provide our services. You are free to decline cookies if you choose to.

Maison D’Or takes security seriously. When users make a reservation we use every precaution to safe guard it online and offline.
